How to rent with Property Cafe

First you need to find a property

All our properties are advertised on Rightmove, Zoopla and of course on this website. Make sure you check for any restrictions that may affect you. Most restrictions are placed by the landlord but some are because a lot of flats have lease restrictions that affect lettings such as no pets etc.
 
We advise registering with us as we will email you any new properties that meet your requirements, before they have hit the market.

Offer and complete an application form

Once you have decided on a property you will need to complete an application form. Once we have received your completed form we will forward this to the landlord for their consideration. They normally make a decision within 48 hours but please bear in mind that yours may not be the only offer they have received so it will take longer. Please be as honest and as accurate as you can while completing the application form, as any incorrect information given will almost certainly jeopardise any chances you have of securing the property.

You have been accepted, what next?

Congratulations, your offer has been accepted. You will now be asked for the holding deposit. This is normally equivalent to a week’s rent but can sometimes be a little more. Payment of the holding deposit ensures that the named accommodation will not be offered to any other applicant by this company up to and including the planned commencement date.

Please take note of the following:


1/ You will forfeit the deposit if YOU pull out at any time for any reason.
2/ You will forfeit the deposit if you supply false information on your offer form.
3/ If this agency or the landlord declines the tenancy for any other reason the deposit will be refunded to you.

We now start the referencing

Our referencing is conducted by a company called Vouch and is mostly completed online.
 
They will look to acquire both an employer and current landlord reference so please inform both of this pending contact. They will also require identification, bank statements and wage slips and will conduct a Right To Rent check as well as a financial credit check.
 
Only once this procedure is satisfactorily completed can we look to confirm your moving date.

Getting the property ready for you

Now you have passed the referencing stage we will start getting the property ready for your move in.

This includes making sure all the certificates, such as gas and electric, are upto date, and any maintenance jobs have been completed.

We will now conduct and produce the inventory. This is an important document that represents how the property is when you move in.

It will be used at your check out when you leave, to show how you have looked after the property during your tenancy.

Are you ready? It’s Moving Time

Yes it’s that exciting time when a new adventure awaits you. The lettings team would have contacted you by now and arranged for you to pay the rest of your move in money (this is shown on your holding deposit form), sign the relevant documents including the tenancy agreement, and collect your keys. You will also be presented with the inventory which you have 7 days to inform us of any discrepancies. Your deposit, unless the landlord is registering it, will be paid to the Deposit Protection Service (Details will be supplied to you). We will also inform all the utility companies including the council of your move. A company called Notify will be in contact to offer utility switching options to help save you money.
